The Majestic Oaks apartment complex faces $278,880 in fines following a series of code enforcement violations in seven of its units.
The complex (5800 SW 20th Ave, Gainesville) has fixed the violations, and a special magistrate in early September ruled the cases closed, with no more accruing fines. The only remaining action is to pay off the violations or ask for a fine reduction at a future hearing.
Femi Kennedy, regional property manager for Wingate Management, said the company would seek a reduction in the fines. He said Wingate Management took over as the property managers in March 2026 and was immediately forced to confront the problem when it was already at the codes and special magistrate level.
The cited violations dealt with infestation, mold, plumbing hazards, smoke detector issues, ventilation problems that included not having ventilation fans, and other violations.
Alachua County Code Administration visited in late February after receiving a complaint. Code Officer Allante Benjamin said that the department quickly received six other complaints after the initial visit, prompting follow-ups.
At a May special magistrate, the on-site manager said the company was working to fix the violations and asked for a 30-day window to do the work.
At the September meeting, Kennedy said he’s replaced three different site managers since then and gone through seven different maintenance supervisors who have backed out of the job.
Benjamin confirmed that Kennedy has worked to remedy the problems and been in communication with the county. She said the history of Majestic Oaks has caused some of the hiring challenges.
The property owner is listed as SP MO APARTMENTS LLC. The corporation, originally based in Tampa but now listed as out of California, bought the property in 2016, according to county records.
Kennedy said the owners are partners from a non-real estate business and that this is their only residential property.
