LV Collective, a multifamily and student housing owner and operator, and Peninsula Investments have announced plans for Rambler Gainesville, a new student housing community near the University of Florida that is scheduled to open in fall 2028.
According to an LV Collective release sent Monday, located at 420 SW Eighth St., Rambler Gainesville will be a seven-story mid-rise development with 240 units and 659 beds across 423,060 square feet.
The property will offer a mix of studio, one-, two-, three-, four- and five-bedroom units designed to accommodate a range of student housing preferences.
The development marks LV Collective’s second project near the University of Florida, following Sweetwater, which was completed in 2023 and has maintained strong leasing demand and stabilized occupancy, according to the company.
“Our continued growth in Gainesville reflects our commitment to developing thoughtfully designed student living communities in high-demand university markets,” said Jonathan Reyes, president of LV Collective, in the release. “Rambler Gainesville places residents at the center of both campus life and one of the city’s most dynamic districts, with amenities and shared spaces where students can thrive academically and socially.”
Planned amenities at Rambler Gainesville include Daydreamer Coffee, which will be the brand’s second Gainesville location, as well as a rooftop pool, study lounge and pet spa.
Wellness-focused amenities will include a fitness center, yoga studio, sauna and cold plunge.
Sitework began in April, and the project is scheduled to open in fall 2028 ahead of the 2028-29 academic year.
Pacific Life is providing construction financing. Juneau Construction Company is serving as the general contractor, and Krywicki Interior Design is partnering on the interior design.
