Developer to build 212 apartments near Newberry

A development and construction firm based in South Carolina has announced plans to build 212 cottage-style apartments near Newberry.  

Sands Companies announced on Thursday the purchase of a 22-acre lot for the build-to-rent units. 

“With this new project, Sands is bringing the model it has perfected in the Carolinas and Georgia to the Sunshine State,” the company said in a press release.

According to the announcement, Sands plans to build cottages with one, two and three bedrooms, featuring sizes ranging from 510 to 1,693 square feet.  

“Interior features include chef-inspired kitchens; stainless steel appliances; modern white cabinetry; spacious granite countertops; in-home washer and dryer units; walk-in closets; designer lighting packages and ceiling fans,” the Sand release said. “Select units will have large kitchen islands; kitchen pantries; dual sinks in master bathrooms; private, fenced-in yards; and attached garages.” 

The development will also include a clubhouse, a pool and sundeck, outdoor fire pit and kitchen, plus a fitness center.  

Sands started in 2014 with a mission to “build homes in neighborhoods that enrich the community.” While the Newberry development is the company’s first in Florida, it has further plans to expand in the region.  

“We were aggressively targeting opportunities to expand into Florida, and Gainesville is the perfect submarket to do so,” Sands president Joe Morrison said in a statement. “Gainesville’s demographics—particularly when it comes to job and population growth—are similar to the Sun Belt areas we currently develop in. We continue to pursue site acquisitions throughout Florida.” 

The company did not project when it plans to complete the development, which will be located at W Newberry Road and NW 143rd Street. It expects rents to range from $1,399/month to $2,800/month.

The Sands announcement continues a trend of robust development around Newberry, including both residential and commercial projects.

That rent is expensive af for the size of those apartments. Even with inflation and higher interest rates you could pay less for your own home.
