
Bosshardt Realty Services acquired Guardian Management, a Gainesville-based association management firm, in early June and will now oversee the company’s customers while also adding the company’s employees to its staff.
In a Wednesday press release, Bosshardt said its property management division now handles 142 community associations with 11,313 doors.
Garry Griffin, president of Bosshardt Property Management, said the owners of Guardian Management initiated the merger, and after approximately four months, the deal was finalized. He said Bosshardt was already familiar with the company and its owners, who now join Bosshardt after more than 15 years in the sector.
Griffin said the company has worked through the onboarding process in the past three weeks, routing bank accounts, transferring records and notifying the different associations.
The entire process went live this week, and Griffin said it’s an exciting deal, growing Bosshardt’s community association business by 40%.
“There’s limited opportunity for association management growth. Association management is finite,” Griffin said.
He said Alachua County only has a few new homeowners’ associations coming online each year, limiting business opportunities.
Griffin said customers transferred from Guardian Management will now have a higher level of service that comes from a larger company with its own IT and customer service teams.
“This merger is about more than growth—it’s about strengthening our commitment to the communities we serve,” said Aaron Bosshardt, managing member of Bosshardt Property Management, in a press release. “We’re combining Guardian’s elite team with the operational scale, technology, and training of Bosshardt to provide an even higher level of service and support.”
A Bosshardt press release said no changes to current management agreements are anticipated, with properties keeping terms and the relationships already in place.
